For general contractors

Run the job from one record your subs feed into.

Your superintendents write the daily report once on a phone. Your subcontractors send their hours, daily reports, certified payroll and pay applications straight into the job, so nobody retypes an emailed PDF. You bill the owner from the same record.

No card to start · one job free · subcontractors and viewers are free · everything exports as PDF or CSV

The Subcontractors page: what each connected company has sent this week.
Subcontractors

Subs send their records in. You see what arrived and what is late.

Invite a subcontractor to a job and they add their daily work in a limited portal, free. A sub that runs its own YakProject account connects it to your job instead, and sends from its own records.

  • Set which records each sub owes: hours, daily report, certified payroll, safety, T&M tickets.
  • The dashboard shows in, late and missing per sub, and reminds the sub, not you.
  • Accepted hours roll up by trade into your daily report; wages and pay rates never cross.

Plans: Every plan, including the free Solo plan. Subcontractors on your jobs never use a seat.

The field record

A daily report that fills itself from the day's work.

Hours, installed quantities, deliveries, inspections and notes captured during the day become the report's sections. It will not submit while a required section is empty, and every revision is kept.

  • Crew clock and kiosk clock-in on the jobsite, with cost codes.
  • RFIs, submittals, tasks and punch lists on the same job.
  • The phone app keeps working with no signal and sends when it can.

Plans: Every plan, including the free Solo plan. Kiosk clock-in is on Crew, Company and Business.

Getting paid

Owner pay applications built from the schedule of values.

G702/G703-style applications recompute from their lines, so the summary always foots. Subcontractor applications roll into the open owner application once approved, and approval waits for the signed conditional lien waiver.

  • Retainage by line, with step-downs by percent complete.
  • Approved change orders added to the owner SOV.
  • CSV continuation sheets shaped for Textura, GCPay and Procore Pay.

Plans: Owner pay apps are on Business. Lien waivers and retainage start on Company.

Your client

Give the owner a portal, not an inbox.

Publish pay applications, progress photo reports and other records to the owner's representative. They decide change orders on the portal with a typed name, and see nothing you did not publish.

Plans: Every plan, including the free Solo plan. The owner's representative is a free collaborator.

Questions contractors ask

Do my subcontractors have to pay?

No. Working on your job is always free for a subcontractor, as a collaborator. A sub only pays if it wants its own account for its own business.

We have to use Procore on some jobs. Does that work?

Yes. On Company and Business, YakProject coordinates with Procore: it imports projects, people and cost codes, exchanges RFIs and submittals, and sends daily logs, manpower and production. We switch it on with you per account.

Can we get our records out if we leave?

Yes. Reports, time, photos and records export as PDF or CSV on every plan, including the free one.

How is it priced?

By active jobs and people with a working role. Never by contract value or annual construction volume. Viewers, owner reps and invited subs are free.
