Bill from the record, not from memory.

Pay applications from a schedule of values, lien waivers collected before approval, retainage tracked by line, and job cost from the hours and quantities your crews already recorded.

No card to start · one job free · subcontractors and viewers are free · everything exports as PDF or CSV

An owner pay application summary.
Pay applications

G702/G703-style applications that always foot.

Applications are recomputed from their lines, so the summary equals the continuation sheet. Submission is refused while a line is billed past its scheduled value. Approved change events become change-order lines.

  • Draft, submitted, approved, paid, or returned with a reason.
  • PDFs rendered for the owner; CSV continuation sheets for Textura, GCPay and Procore Pay.
  • Subcontractor applications roll into the open owner application.

Plans: Owner pay applications are on Business. A subcontractor billing its GCs uses the pay-app hub on Company and Business.

Lien waivers

Conditional and unconditional, progress and final.

Waivers use statutory wording for California, Texas, Georgia and Arizona, or a generic form elsewhere. The rendered text is hashed, and signing binds the typed name and consent to that text.

  • Collect by one-time link, in the subcontractor portal, or in the app.
  • Approval of a sub's application waits for its signed conditional waiver.
  • Lien deadline reminders from a per-state rule table.

Retainage

Retainage by line, with step-downs.

A base rate on work and stored materials, line overrides, and reductions by overall percent complete, for example 10%, then 5% from 50%. The hub reminds a sub to request retainage at 95% complete.

Plans: Company and Business

Job cost

Budget, spent and forecast by cost code.

Labor from production hours at the loaded rate, equipment from operating hours, materials from quantities, and the rest from cost lines. Forecast at finish once a code is 5% done, or a reviewed cost to complete.

  • QuickBooks Online: import bill and expense lines charged to the job, and send approved time.
  • Sage 300 CRE and CSV imports too, without double counting.

Questions contractors ask

Is this the AIA form?

No. YakProject produces applications in the familiar G702/G703 layout. AIA, G702 and G703 are trademarks of The American Institute of Architects; if your contract requires the AIA documents themselves, use them.

Which states' statutory lien waivers do you have?

California, Texas, Georgia and Arizona, plus a generic form. Other states also mandate statutory forms; use your state's form where it is required. This is not legal advice.

Does it replace QuickBooks?

No. QuickBooks stays your accounting system. YakProject imports job costs from it and sends approved time to it.
